Maintenance Technician
Pay: $40-$50k annual based on experience.
An Apartment Maintenance Technician ensures residential units and common areas are safe, functional, and clean by performing routine repairs, HVAC troubleshooting, plumbing, electrical work, and painting. Key duties include responding to tenant maintenance requests, preparing vacant units for move-in, maintaining grounds, and participating in after-hours emergency calls. Must be on call 24 hours on a rotating basis.
Key Responsibilities & Duties
• Maintenance Requests: Respond to and complete tenant maintenance requests promptly, covering electrical (outlets, switches), plumbing (leaks, clogs), and appliance repairs.
• Turnover/Make-Ready: Prepare vacant apartments for new residents, including painting, cleaning, minor repairs, and carpet checks.
• HVAC & Systems: Troubleshoot, repair, or maintain heating, ventilation, and air conditioning (HVAC) systems.
• Preventive Maintenance: Perform regular inspections of common areas, buildings, and mechanical systems to ensure safety and compliance with codes.
• Groundskeeping & Safety: Maintain exterior grounds (landscaping, snow removal, litter removal) and ensure safety equipment (alarms, fire extinguishers) is functional.
• Record Keeping: Document all completed work orders and maintain records of repairs and inventory.
Required Skills & Qualifications
• Technical Skills: Ability to trouble shoot and/or repair HVAC systems, plumbing, electrical, and carpentry.
• Physical Stamina: Ability to lift heavy objects, climb ladders, and work in various weather conditions.
• Customer Service: Strong communication skills to interact with tenants professionally.
• Certifications: High school diploma or GED
• Availability: Ability to participate in an on-call rotation for emergency maintenance.
• Reliable Transportation
Must have your own tools and vehicle.
